We are looking for a professional with experience analyzing real estate investments, specifically warehouses. We are working with two billionaire family offices focused on acquiring warehouse space in the US & Mexico. Our goal is to work with a professional on this initial short project to determine fit, and then convert this project into a long-term, ongoing relationship.
The purpose of this first short project is to create a presentation that supports or invalidates our investment thesis related to the Phoenix, AZ MSA.
Our thesis is that the space between Phoenix and Tucson will fill in rapidly centering around Casa Grande. In spite of rapid construction, we feel there is still a need for more warehouse square footage.
Some support exists in the fact that population growth in the Phoenix MSA was the fastest in the USA from 2010-2020. We believe this growth will continue for the next decade.
We would like to see a presentation that analyzes this opportunity and validates or invalidates our thesis. We believe that anyone who has worked in acquiring this kind of asset will know exactly what we need - likely better than us.
We believe that along with your summary conclusions, the presentation should provide the following data points. However, we are open to following the lead of the person we bring on the project and letting them tell us how we should be analyzing the opportunity:
- Population data
- Existing MSA warehouse square footage.
- Growth rate of space over last decade
- Sq footage lease rate changes over last decade for both dry and cooler space
- Construction costs compared to other areas
- Electricity costs compared to other areas
- Labor costs compared to other areas
- Political landscape..pro growth/construction
We believe the actual deliverable presentation is only 10 - 15 pages and are open to using a format you already use.
