Limited Partnership Evaluation - Real Estate Porfolios

I have been approached by a family office who has expressed interest in assuming a limited partnership position in one of my real estate portfolios. They have proposed a waterfall split structure which I would like to quantify in order to evaluate their proposal (and be better equipped to negotiate terms). The project involves running some scenario analysis using the proposed waterfall split structure.
